Selling your home is a complex process.  There is a lot to consider every step of the way ranging from determining how to market the property for maximum exposure, to verifying the credit worthiness of a potential buyer. 

 

Every time we list a new property, we sit down with our clients to discuss the entire process and to make sure that we have a full understanding of your goals so that we can accurately represent your interests.  While each home sale is unique, below is a sampling of some of the services that ChiTown Agents provide to our clients once they have listed their home with us:

 

Step 1:  Marketing

As your listing agent, you will receive a written Marketing guarantee from us detailing how and when your property will be marketed.  Below is a sampling of my services:

 

  • Pricing Your Home - Pricing is crucial to effectively marketing your home to the right buyers.  The Pricing Process begins with preparing and analyzing a CMA on your property to determine the Market Value, or most probable price your home would sell for.  And while price is ultimately your decision, we will be available to guide you through the process and provide you with the information necessary to make well-informed decisions.  Keep in mind that:

  • Prepare a Marketing Plan – Effective marketing is also crucial to the sale of your home.  It is important to keep in mind that you need to market the property not only to potential buyers but to the Real Estate community as well.  This is because most serious buyers work with Real Estate Agents and if the Agent is not excited about your property then they will not bring their buyers to view it.  While we know that each home sale is different, below is a sampling of some methods that ChiTown Agents use to market properties listed with us:
    • Marketing to Buyers can be accomplished through Print Advertising, Internet Advertising, Multiple Listing Service, Open Houses, etc.
    • Marketing to the Real Estate Community can be accomplished through e-campaigns, Caravan, and Broker Open Houses.

 

Step 2:  Preparing for the Sale

It is never too early in the process to begin preparing for receiving an offer.  Your ChiTown Agent will help you prepare for the sale of your home by:

·         Preparing the Home – We will provide you with suggestions on making the home inviting.  For a sample of such suggestions, select the “Making a Good Impression” report in the Real Estate Tips section.

·         Gathering Resources:  Condo Documents, Retain a Lawyer, Notify your Management Company (if applicable), etc.

·         Negotiation Strategy – Together we will develop a Negotiation Strategy to determine what your goals are, prioritize them and discuss how to react in various situations (“Low-ball” offers, Multiple offer situations, etc.)

 

 

Step 3:  Negotiation

Once an offer is received, as your ChiTown Agent will:

  • Qualify the buyer:  Verify that there is a Pre-Approval accompanying the offer from an accredited financial institution and that the terms are favorable.
  • Implement and Facilitate our Negotiation Strategy:  Evaluate the terms of the offer(s) and guide you through the process to help you to achieve your goals.

For Reference Purposes, below are some Closing Costs to Expect:

  • Title insurance fees depend on the sales price of the home.
  • Broker's commission is a full-service fee and will cost anywhere between 5% and 7%.
  • Local property transfer tax, country transfer tax, state transfer tax, and state capital gains tax are the charges that you'll pay for the privilege of selling your home. Credit to the buyer of unpaid real estate taxes for the prior or current year are variable and depend on when you close and when your taxes are due.
  • Home inspections fees are in some circumstances paid for by the seller and include pest, radon and other inspections.
  • Miscellaneous fees can accrue from correcting problems noticed during the home inspection.
